Property styles and construction methods have evolved over many hundreds of years, and are continuing to do so. As a result, there are many homes out there which don’t fit the standard brick-and-tile model. Many properties are also subject to historic legal arrangements or covenants which are not so commonplace in today’s world.

This is why, at the Beverley, we pride ourselves on being open-minded and flexible, in order to make a sensible lending decision, no matter how ‘quirky’ your desired home might be.

We have lots of experience in many different forms of construction and good industry contacts who can advise where necessary. Whatever type of building you have in mind, talk to us and we’ll work hard to understand its intricacies, with a view to helping wherever we can.

  • We consider every case on its merits instead of placing it through a credit scoring system, which in many cases may say no.
  • We deal in quality not quantity, which means we take the time to consider even the most complex cases.
  • Our team have decades of experience in niches like self-builds and conversions, unusual properties, family-assist arrangements, mortgages for the self-employed and lending in and into retirement.
  • We have an upper lending age limit of 90 (no max for RIO).
  • Our minimum mortgage term is just two years.
  • We can lend on properties with an annexe.
  • We can consider homes which have large acreages.
  • We do inter-generational lending, allowing family members to help each other purchase homes, and can consider joint borrower/sole owner and guarantor arrangements.
  • Semi-commercial, mixed-use properties are also within our scope.
  • We can consider loans for the self-employed with just one year’s accounts.

Self-build

We offer self-build mortgages subject to satisfactory certification and insurance, and where the build is being undertaken by a registered builder or under the design and supervision of a suitably-qualified chartered architect or surveyor.

We will consider staged payment advances for self-build mortgages, subject to a maximum LTV of 80%, valuation at each stage and written confirmation from the local authority that the planning permission has been activated by the building work.

Staged payments are normally granted as follows:

  • Land can be considered at maximum LTV of 50%
  • First-floor joists (wall plate)
  • Roofed in
  • Plastered out
  • Completion

However, we will consider different release stage combinations, at our discretion.

Extensive renovations and conversions, such as barn conversions, are also part of our offering, subject to similar checks and balances.
